One of the guiding values of the Master Plan is “Anyone, no matter what age or income, can find a place to call home in Ypsilanti.” To help increase housing options in the City, the drafted Master Plan Update recommends relaxing minimum dwelling size, minimum lot area, and lot dimension requirements in the Zoning Ordinance. Higher minimum lot size requirements and minimum dwelling size requirements may have an exclusionary effect for someone attempting to find a place to build their small home. Also, a property owner with a large lot may be interested in dividing their lot and selling to a prospective buyer. These efforts can help increase the housing supply and make housing more affordable.
