Public hearings will be held by the Ypsilanti Planning Commission at their regular April 20, 2022 meeting to consider the following: 


Planned Unit Development: Site Condominium for Housing Development at 220 N Park St

The Planning Commission will hear a presentation, hold a public hearing, and may make a recommendation to City Council regarding a planned unit development for a site condominium at 220 N Park St. Specifically, the housing development will consist of one, two, three, and five unit dwellings. 


Special Use Permit: HVAC Skilled Trade Office Use at 340 Ecorse Rd

The Planning Commission will hear a presentation, hold a public hearing, and may decide on an application for a Special Use Permit for an HVAC skilled trade use at 340 Ecorse Rd. 


Special Use Permit: Marijuana Retailer Use at 1420 Washtenaw Ave

The Planning Commission will hear a presentation, hold a public hearing, and may decide on an application for a Special Use Permit for marijuana retailer use at 1420 Washtenaw Ave.


Zoning Ordinance Text Amendment: Child Care Center as Permissible Use in CN-SF, CN-Mid, and CN Zoning Districts

The Planning Commission will hear a presentation, hold a public hearing, and may make a recommendation to City Council regarding a proposed amendment to Section 122-441. The proposed amendment would make child care centers a special land use in the CN-SF, CN-Mid, and CN zoning districts.


Zoning Ordinance Text Amendment: Laboratories, Research & Development, and Similar Uses as Permissible Uses in Center Zoning District

The Planning Commission will hear a presentation, hold a public hearing, and may make a recommendation to City Council regarding proposed amendments to Section 122-203 and 122-446. The proposed amendments would:

    Further define laboratory- and research & development- related uses, including wet labs, analytical labs, and maker spaces. As part of these uses, the following terms would also be defined: micro-electromechanical systems (MEMs) and pilot scale.

    Make laboratories, research & development, and maker spaces principal permitted uses in the Center zoning district.

    Make the following land uses special land uses in the Center zoning district: laboratory services related to dental and medical offices; analytical/test lab, lab service businesses, research & development related to lab, life science, science, robotics, electronics, and MEMs; production/assembly of finished goods on a pilot-scale related to robotics, electronics, MEMs, life science, alternative energy.

    Make the following land uses accessory uses in the Center zoning district: autonomous vehicle rideshare; mobility; vehicle service related to vehicle logic programming, data retrieval and controls adjustments; vehicle technology production related to control mechanisms, operating software, charging mechanisms/devices and controls; indoor vehicle storage; electric mobility charging stations. Also, further define autonomous and mobility.

The City invites all interested persons to attend this meeting or to send written comments to the City of Ypsilanti, Community & Economic Development Department, One South Huron Street, Ypsilanti, Michigan 48197.  The City of Ypsilanti will provide necessary reasonable auxiliary aids and services, such as signers for the hearing impaired, Limited English Proficiency (LEP) services, and audios of printed materials being considered at the meeting.  Individuals requiring auxiliary aids or services should provide two (2) days’ notice to the City, and contact the City by writing the City Clerk's Office, One South Huron Street, Ypsilanti, Michigan 48197; or by calling the Clerk’s Office at (734) 483-1100.
