The City of Ypsilanti Zoning Board of Appeals will hold a public hearing on Wednesday, January 23, 2019, at 7:00 p.m. in the Council Chambers of the City Hall, One South Huron Street, Ypsilanti, Michigan 48197. The purpose of the hearing will be to receive public comments on the following:
Variance Request: Driveway Width at 708 Pearl
(reapplication due to expiration)
The Zoning Board of Appeals will hear an application, hold a public hearing, and make a determination regarding a variance application to permit a one-way driveway with a 10’ width. The property in question is currently zoned CN- Core Neighborhood. Its address, parcel number, and legal description are: 708 Pearl , 11-11-40-430-015, YP CITY 21W-20A E 66 FT OF LOTS 13 & 14 EXC COM AT NW COR LOT 14 TH ELY 127 FT TO POB TH CONT E 6 FT TH S 24 FT TH W 6 FT TH N 24 FT TO POB CROSS & BAGLEY'S ADDITION.
Variance Request: Dimensional Variances at 307 N River
(Postponed from 11/28/2018)
The Zoning Board of Appeals will hear an application, hold a public hearing, and make a determination regarding an application for the following variances:
- From §122-672, Sidewalks, to permit development without the addition or reconstruction of a sidewalk.
- From §122-683, Off street parking, to permit ingress and egress to site that is not offset from the alley, proposed additional gravel parking area, no striping on gravel area
- From §122-684, Parking and Screening, to permit off-street parking without parking landscaping
- From §122-685, Parking dimensions, to permit parking for smaller vehicle spaces in excess of the permitted amount

Variance Request: Dimensional Variances at 528, 530, and 534 N Huron
(Originally scheduled for 10-24-2018, postponed from 11-28-2018)
The Zoning Board of Appeals will hear an application, hold a public hearing, and make a determination regarding an application for the following variances:
- From §122-477, requiring adherence to commercial frontage standards to permit less ground floor transparency than required on Huron St., a distance from ground to window of greater than 2.5’, and a distance between openings of greater than 2’.
- From §122-607(a), requiring that the building entrance face the street.
The property in question is currently zoned Neighborhood Corridor, with a building type of Single-Story Commercial. The address, parcel number, and legal descriptions are:
- 528 N Huron, 11-11-40-105-029, Lot 19 Assessor’s Plat No. 3
- 530 N Huron, 11-11-40-105-021, Lot 20 Assessor’s Plat No 3.
- 534 N Huron, 11-11-40-105-022, Lot 21 Assessor’s Plat No 3.
